<H05-3075 <br />March 21, 200$ <br />Pace 2 of3 <br />lixhibit F - 60-day Extension Letter <br />Exhibit G - Notice of Planning Commission Action dated 1-19-05 <br />Exhibit 11 - PC Report dated 1-12-05 <br />Background <br />This application appeared before the Planning Commission at the January 18, 2005 <br />regularly scheduled meeting. At that time the applicants were proposing an increase in <br />hardcover of approximately 638 square feel to accomplish a garage addition and small <br />kitchen bump-out (see attached report dated 1-12-05). The recommendation resulting <br />from that request was that the applicant should attempt a re-design, which wouldn’t <br />incorporate any new additional hardcover. <br />Revised Proposal <br />This revised proposal achieves no additional hardcover and actually lesidts in a net <br />decrease of approximately 502 s.f within tiie 0-75’ /.one and 2K6 s(|uarc feet within the <br />75’-250’ zone. The proposal includes an attached garage measuring 31’ x 24 ’ with <br />additional structure required to connect to the existing house. The proposed garage has <br />been turned sideways to allow for side-loading and pulled completely out of the 0-75’ <br />/.one. The driveway has also been relocated and re-routed to allow for a small turn <br />around. <br />Hardcover Calculations <br />'I'he hardcover calculations differ slightly from the original proposal. During the course <br />of re-design the applicant’s surveyor discovered that the original 0-75’ and 75’-250’ <br />hardcover numbers of 2.6% and 31.(>% were not accurate and that some existing <br />hardcover had been left out of the calculations. Upon discovering this, the hardcover <br />calculations have been re-calculated where the actual existing hardcover numbers within <br />the 0-75’ and 75’-250’ /.ones are 3.45% and 32.88% respectively.
