Hardcover variance to permit 30.73% hardcover within the 75’-250’ zone when <br />35.9% was originally requested, 32.88% currently exists and 25% is nonnally <br />allowed (see hardcovei section below as hardcover calculations have been <br />revised). <br />2. Average lakeshore setback variance to pcmiit both additions to be constructed in <br />______front of the average lakcshorc setback line.______ __________ <br />Staff Recommendation: Staff recontinends the following: <br />1. Approval of the requested hardcover variance as shown on the revised plan as no <br />increase in 75’-250’ zone hardcover is proposed and a net decrease of <br />approximately 286 s.f. results. <br />2. Approval of a 0-75’ zone hardcover variance is aPo technically required. Staff <br />recommends approval of 1.92% hardcover as 3.45% currently exists and 502 s.f. <br />is proposed to be removed. <br />3. Approval of a lake setback variance is also required as the most lakeward <br />.southwestern wall of the home is being rcconstrucled where it is setback 68 ’ from <br />the lake when 75’ is normally required.
