Hardcover variance to permit 29% hardcover within the 75’-250’ /.one when 31% <br />currently exists and 25% is normally allowed. <br />2. Hardcover variance to permit 1.7% hardccjver within the 0-75’ zone when 3.7% <br />currently exists and 0% is allowed. <br />3. Average lakeshore setback variance to permit construction of a 'A story above the <br />existing second story where the existing house encroaches approximately 9’ to <br />25’ (measuring cast to west) into the required setback. <br />2. <br />Staff Recommendation: Staff recommends: <br />lA. Denial of the reque.stcd 29%. fhe applicant .should be required to comply with <br />the resolution approved in 1989 which specidcally calls for no additional <br />hardcover in excess of the 27% approved at that time. <br />IB. Should the Planning Commission find that the level of work proposed constitutes <br />review as a rebuild rather than a renovation, staff would recommend that no <br />hardc(»ver variance be granteil. <br />Denial of the hardcover variance request Ibr the 0-75’ zone. The applicant has <br />already removed the 286 s.f boat enchisure and was re(|uired to remove it in <br />1989. The 230 s.f. of fabric me.sh .should also be removed for a total 0-75’ <br />hardcover |K*reentage of 0%. <br />3A. Approval of the average lakeshore setback variance as the property is locateil at <br />the mouth of what is known as ('asco Cove, where the neighbor to the northeast <br />only has views northea.st over the ojren water and the neighbor to the southwest <br />only has views within the cove. <br />3B.
