<br />Outlet B, Willow Properties Addition, Hennepin County, Minnesota, except Parcel 201
<br />and 201a Minnesota Department of Transportation Right of Way Plat No. 27-57
<br />(hereinafter the ''Property'*).
<br />Property Descriptions after Platting. The property descriptions after platting and
<br />dedication of right-of-ways for Kelley Parkway, Willow Drive and Highway 12 shall be
<br />as follows:
<br />Lots 1 through 46, Block 1; Lots 1 thiougli 10, Block 2; and Outlets A, B, C, D,
<br />E, F, G, H, I, J and K, STONEBAY, Hennepin County, Minnesota.
<br />Zofling. The portion of the Property located north of Kelley Parkway, comprising Lots 1
<br />through 46, Block 1, Lots 1 through 10, Block 2, and Outlets E, F, G, H, I, J and K is
<br />zoned Residential Planned Unit Development (RPUD) District. The portion of the
<br />Property located south of Kelley Parkway, including Kelley Parkway and Outlets A, B, C
<br />and D is zoned RR-IB (PUD) Single Family Rural Residential District, and shall remain
<br />zoned RR-IB (PUD) until such time that the City approves a rezoning.
<br />4. Permitted Uses. Within the Property the permitted uses are as follows:
<br />a)Within Lot ^6, Block 1 and Lot 10, Block 2, the permitted uses shall be common
<br />open spaces, private streets and driveways, utility systems, sidewalks, retaining
<br />walls and other landscaping features ancillary to the residential development,
<br />including approved signage and lighting. No accessory buildings except as
<br />indicated on the approved plans shall be allowed within Lot 46, Block 1 or Lot
<br />10, Block 2.
<br />Within Lots 1 through 45, Block 1. and Lots 1 through 9, Block 2, the permitted
<br />uses shall be attached residential dwelling units.
<br />Outlots E, F, G and H shall not be used until they are platted into Lots and Blocks.
<br />After such platting has been completed, within the designated commons Lots
<br />permitted uses shall include common open spaces, private streets and driveways,
<br />utility systems, sidewalks, retaining walls and other landscaping features ancillary
<br />to the residential development including approved signage and ligliting. No
<br />accessory buildings except as indicated on the approved plans .shall be allowed
<br />within the commons Lots. Within the areas to be platted for individual
<br />ownership, the permitted uses shall be attached residential dwelling units.
<br />The maximum numbers of residential dwelling units within tire residentially
<br />zoned portions of the properly north of Kelley Parkway are 62 Lofts units, 49
<br />two-story townhomes, and 51 rambler townhomes.
