Note that:
The original approval was for two building connected only by tlic underground parking level, willi
a terrace level providing significant sqiaration between the two buildings, llie ciUTcnt plan, similar
to (he October 2004 plan, connects the two wings above ground. What originally appeared as two
separated perpendicular buildings will now appear as a single L-shaped building. To address the
Plaiuiing Commission ’s past conmients about reducing the perceived building height a . . ssing,
the profile of the southerly wing has been reduced to two levels at the west and ea. and
vatyingpeak heights have been added.
Higliestbuildingpeakheiglit,atelev. 107I.33',isliigherthanthe 1066.8'peak originally approved
in 2002, due in part to the use of 9' ceilings and in part to site drainage considerations tliat required
tlie lowest floor elevation be raised 3 feet. The cunent plan’s liigliesl individual peak is 3 feet lower
than the continuous peak reviewed in October.
3) The elevation plans incorporate a variety of facade elements and materials wliichhelp to visually
break up the 376' length of tlie building.
The garage level now has a single cntrance/exit point, at the cast end of the building. A lower-
level pally room, patio, exercise room and hot tub room have been incorporated at the interior
comer of the garage level, reducing the possible number of stalls in tlie garage level.
5) The west wing completely meets the 80' setback from tlie adjacent Public Works site as was
originally required, with no encroachment of building elements or decks.
Building Dc.sigii und I.ocaliuii
One RuildingvsTwoBuildin|gs. Tlie two originally proposed 3-story buildings were perpendicular, the front
building parallel to Kelley Parkway being approximately 260'long by 75'wide, and the perpendicular
building being ajipi ox imatcly 230' x 75'. These were to share a below-grade garage that connected the
(wo buildings, but were visually separated by a distance of about 40-45' above ground. The layout
provided for a tciTucc between the (wo buildings, over the garage, providing clear visual separation
between the two buildings, which helped to reduce the visual bulk and massing of the two structures.
