In general, the 37,300 s.f. building footprint requires 1 overstory tree per 1,000 <br />s.f. footprint, or 37 such trees. At least 30% of required overstory trees must be coniferou.s. <br />Applicants propose 2 American linden, 6 ash, 4 maple, 7 quaking aspen, 12 white spruce and 6 <br />japanese larch, plus 10 ornamental trees (which count 2-1 toward the overstory requirement); <br />doing the math, the total reaches 42. The 37,300 s.f. building wmdd also require 124 shrubs as <br />a minimum; this standard is more than met, with appro,ximately 220 shrub.s shown on the plan. <br />The bcmi between the condo building and the public works site will be heavily planted with with <br />a mix of trees, primarily evergreens. The Landscape I'lan, Sheet L2.1, appears to show additional <br />tree plantings that were to be part oflhc overall Stonebay project, both along Kelley Parkway and <br />on the top of the west end benn. Our a.ssumption is that these berm plantings arc still intended; <br />this will have to be clarified, as the planting schedule does not include them. <br />8) Ligliting . Applicant has verbally indicated the lighting for tliis building and tl lis site wi II lx: relatively <br />minimal. Prior to Council approval oftlie final development plan, applicant must provide a liglu'iig <br />plan to confirm that all outdoor fixtures are shielded as required by code. <br />9) iSignage . llie developer should indicate any identification signage intended for the building, wluch <br />will require Council approval.
