As a minimum, Council should address the following: <br />1. Acceptability of parking proposal. <br />2. Whether one elevator or two elevators will be required. <br />3. Any other issues of interest or concern - please review the February 8 memo and exhibits. <br />Staff Recommendation <br />StafTrecommends conceptual approval of the revised plans including the revised parking plan, subject to <br />satisfaction ofany minor issues noted in this or prior memos. A second elevator is not required bycodc for <br />this building, so Council should decide whether it will be required. <br />If Council accepts the proposed site and building plans, staff will draft a Resolution for General <br />Development Plan Approval Amendment and Final Plat Approval for adoption at your February 28 <br />meeting. The project will al.so result in a new Developers Agreement, between Orono and ZB <br />Construction. <br />It should be noted for the record tliat tills building isbeing approved as acondominium for individual unit <br />ownerships and is subject to the provisions of Minnesota Statutes Chapter 515B regarding Common <br />Interest Communitie.s. A CIC plat and declarations will be filed witli Hennepin County by the applicant <br />in order for the units to be sold individually. <br />COUNCIL ACTION REQUESTED <br />Review the proposed Lofts plans and i f acceptable, direct staff to draft final approval documents for <br />adoption on March 14.
