Staff would note that a single elevator is common <br />in buildings of the size proposed in Stonebay. 'lire 62-unit Orono Woods Senior I lousing bui Iding has one <br />central elevator, and the end units arc 290' from the elevator. John Shardlow, the City’s planning <br />consultant, has indicatal that it is quite nonnal for a buildingof this size to have just one elevator, and that <br />requiring two would be unusual. <br />UnjtMix. This will bump up <br />the parking requirement to 2x57 =114 parking stalls. <br />i^irking. Applicant has submitted revi.sed building lloor plans placing 95 stalls (83% of the 114 stall <br />requirement) witliin the building, and 23 stalls in the parking lot within the property boimdat ics, for a total <br />of 118 stalls, resulting in a 2.07 stall per unit ratio. They have also shown “proof of parking ” for 3 <br />additional stalls at the west end of the outside lot, which could be constructed in the future if needed, <br />yielding a potential total of 121 .stalls or 2.12.stalls per unit. The community amenities have been .sbi tied <br />from the basement level to the first stoiy, at the s;inic interior comer, with a dcck/patio extending out from <br />the first lloor level. <br />John Shardlow indicated that requiring 2.0 stalls per unit on thesiteisquiteconimon,and that somecities <br />are re(|uiring that 50%, or I stall jwr unit, be in the building. I laving 83% of required stalls in the bin Iding <br />would be an unusual benefit to the condo owners.
