Gundlach stated if the businesses located in this <br />development are not primarily medical, the consultant felt the amount of traffic generated would be less. <br />Gaffron stated the justification for the 3.5 stalls rather than 5 per 1000 square feet is tliat the site is not <br />conducive to retail and that the primary business would not be a medical ofFice. Gaffron stated to his <br />knowledge the types of businesses Uiat would be located in this development would typically not generate <br />many visitors to the building. <br />I <br />Winkey inquired whether there would be restrictions on medical busines^s. <br />Gaffron stated that probably is an office management issue but that the City should look into that issue <br />further. Gaffron stated he is unsure whether the City can identify the types of businesses that would <br />generate more traffic and parking needs. <br />Mr. Carlson stated they are expecting that this type of concept would attract professionals rather than <br />telemarketers or similar types of businesses. <br />Winkey stated that docs not address tlie issue of a number of doctors coming in and purchasing one or <br />more of the buildings. <br />Mr. Carlson stated they are not planning on having a medical office park but that there is the possibility <br />that a chiropractor would be interested in owning one of these buildings. Carlson indicated tlicy would <br />need to look at the parking requirements for a particular business prior to purchase. <br />Gaffron inquired whether the developer would have any control over resale. <br />Mrs. Carlson stated tlic office townhome association would have control over resale and that their <br />attorney is in the process of drafting up the necessary paperwork to address these types of issues. <br />Gaffron suggested that it might be useful if the Planning Comnii.ssion reviewed the association's <br />covenants and restrictions. <br />Le.slie inquired whether a certain number of parking stalls would be assigned per unit or whether it would <br />be general parking. <br />Mrs. Carlson indicated they were thinking it would be general parking in oMcr to keep the handicap stalls <br />available for tlie lower units.
