Based on the <br />central location of the pond within Lot 2 and the current <br />drainage pattern, there appears to be no public purpose in its <br />current or future use and no drainage easements be taken over it. <br />Staff Recommendation <br />To approve the two-lot plat subdivision application of Mark <br />Johnson for the property located at 4465 Bayside Road finding <br />that all standards of the RR-IB Zoning Distrcjt and on-site <br />septic codes have been satisfied. This approval is subject to <br />the following conditions: <br />1. Payment of a park fee based on 8% of the current market <br />value of the property in an undeveloped state. This <br />determination shall be made by the assessor. Payment of <br />park fee shall be due upon the filing of the final plat. <br />2. Outlot A shall be designated as unbuildable and <br />available for combination with adjacent residential <br />properties on north side of County Road 84, <br />3. Planning Commission recommendation concerning accessory <br />structure. <br />i
