Current <br />zoning is RR-IB. Each lot clearly satisfies standards of 2 acre <br />rural residential zoning as property will receive sewer and <br />water. The following zoning districts were approved: B-6, PRD, <br />PUD, R-IA (1 acre minimum lot size), R-IB (1/2 acre minimum lot <br />size), and M-6 (6 units per acre) zoning. Lot 1, Block 1 is <br />proposed as the future site for the comprehensive municipal <br />facility. Lot 1, Block 2 may be developed under B-6 zoning <br />reaulring 2 acres in area and 100' minimum width. Current PUD <br />ordinance Section 10.53 for Highway 12 corridor would not allow <br />development of Lot 1, Block 2 as a PUD. The required area for <br />PUD development is 5 acres. As property to the Immediate west is <br />no longer proposed as Hennepin County library site, properties <br />may be joined for a future PUD development. <br />:V
