Review of Revised Preliminary Plan <br />Staff has informally discussed with the Planning Commission the <br />circumstances surrounding the Corps of Engineers denial of Mr. <br />Carlson'o request to fill and grade within the Type 6/7 wetlands <br />within the northern portions of the property. Please review Exhibit <br />E, Mr. Carlson's letter that reviews the background and circumstances <br />of that denial in detail. A public hearing has been scheduled for <br />tonight's meeting to review the revised 12-lot plat. <br />Review of Revised Plat <br />Lot Configuration <br />The lower 8 lots remain at approximately the same configuration <br />as the origianl. It is the most northern 4 residential lots that have <br />been altered with the revised plan. Lot 5, Block 1 has been trimmed <br />back to a total of 3.4 acres from 6.8 acres retaining the 2 acres dry <br />contiguous. Proposed Lot 5, Block 3 has been realigned because of the <br />realigned roadway. The lot is shown retaining 2 acres dry contiguous. <br />As already noted above. Lot 1, Block 2 as shown will require a <br />variance to the minimum 2 acre area standard because of the exclusion <br />of the private driveway easement area. The lot line can be <br />readjusted between 1 and 2 to provide the additional 3,000 s.f. of dry <br />buildable area for Lot 1. Once again, the bike trails propos <br />“ _ A m ^ « <br />proposed with <br />the second phase of this review will also create dry buildable area <br />problems for Lot 1.
