Drainage from the retention area adjacent to <br />railroad currently flows at approximately the 960 elevation to <br />the east (the wetland system within the Orono Oaks plat). It is <br />the intention of the applicant to redirect surface run-off from <br />this pond to the lagoon. Applicant's final grading and drainage <br />plan shall provide detail on how drainage shall be conveyed from <br />retention pond to lagoon. The grading plan shows the elevation <br />of first habitable floor of each pad - not all elevations meet <br />required elevation (948.3 or 1 foot above flood plain elevation). <br />Elevation must be at least a foot above the 947.3' elevation at <br />948.3* or greater. <br />Options of Action <br />Denial. If PRD/Preliminary Subdivision application is to be <br />denied, please refer to the pertinent sections of the zoning code <br />referenced above and to the rural goals and policies set forth in <br />the CMP. Refer to Exhibit H-1-6. <br />Approval. If approved, the following conditions <br />recommended by the staff: <br />1. Building pads approved for each of the 13 pads to <br />include such information as setbacks, elevation of <br />first habitable floor, approved drainage pattern. <br />City of Long Lake or future developer to obtain <br />necessary permit approvals from the Corps of <br />Engineers and DNR as expanded construction roadbed <br />will encroach the DNR protected wetlands. <br />b. <br />3.Appropriate public easements to be taken over all <br />utilities and drainageways not included within public <br />road right-of-ways. Final plat should show road names <br />rather than outlets if these roads are to be public. <br />4.Final plat to designate lagoon/pond as an outlet. <br />Drainage easements are to be shown over the entire pond <br />defined as a DNR protected wetland with specific <br />numerical designation.
