The only setback standards <br />applicable are those for church use at 50' and for an accessory <br />structure in excess of 750 s.f. requiring a 15' setback. Review <br />Exhibits D and E. The proposed plan meets all required setbacks. <br />The detached structure shall be used as a garage and for the <br />storage of maintenance equipment. In review of Exhibit I, the <br />septic drainfield area is located 100 + ' to the south. The map <br />indicates sewer lines within the area of the proposed structure <br />and yet in a recent inspection for the removal of an underground <br />fuel tank at a 13 foot depth, there was no sign of the lines. <br />The structure is to be placed over the excavated site for the <br />fuel tank removal. Staff can confirm no problem with the <br />proposed location. It is imperative that all construction <br />vehicles access the site via the north side of the church <br />structure in order to protect the existing drainfield area. <br />The City has received no comments from the most affected <br />neighbor to the west. The applicant seeks no variances as all <br />standards of the pertinent code sections have been met. <br />Staff recommends approval of the conditional use permit for <br />Trinity Lutheran Church located at 2060 Sixth Avenue North that <br />would allow the installation of an accessory structure, 28' x <br />M • A _ ±__ ^ ^ __ _ __ _ ^to serve as a garage and maintenance structure for theJ "t f UW DCJL V ^ -- -- - - - - - - - - - - - - <br />exclusive use of the church finding *:hat all standards of <br />pertinent code sections have been satisfied. This approval is <br />subject to the following conditions; <br />1.Upon the approval of the Council and the execution of <br />a resolution approving the conditional use permit by <br />applicant, applicant shall apply for a building permit <br />for the accessory structure. <br />2.All construction vehicles shall entrance site along the <br />north side of the church.
