A <br />use or structure subordinant to and serving the principal <br />use or structure on the same lot and customarily incidential <br />to. <br />Definition 75 - Use - principal. The main use of land or <br />buildings as distinguished from subordinate or accessory <br />uses/structures. A principal use may be either permitted or <br />conditional. <br />Section 10.61, Subdivision 1 - Signs. As accessory use and <br />are permitted in all districts. <br />Section 10.61, Subdivision 3 (A) - Allowed area of signage <br />with.in B-2 zoning district. <br />Allowed = 50 s.f. per single sign <br />Proposed = 32 s.f. <br />Section 10.61, Subdivision 3 (D) - B-2 height standards <br />within the B-2 district. No signs shall extend in height <br />more than 2' above the height of side wall or parapet of any <br />principal building nor shall any sign be located closer than <br />10' from any property line except than any sign over 10 s.f. <br />may project 2' into any required yard area from the <br />principal building. <br />Please review the enclosed building permit application. The <br />applicant proposes the attaching of a 4'x8' message board sign to <br />the dry stack structure at North Shore Drive Marina. This <br />specific sign had been used previously as a temporary sign for <br />the marina property. The sign is attached to the upper southeast <br />corner of the existing dry stack structure. The zoning staff has <br />refussed to issue a building permit for a permanent sign as the <br />above referenced code section would not allow attaching of a <br />permanent sign to an accessory structure. The code specifically <br />allows attachment only to principal buxldings or structures. <br />Applicant should be encouraged to install a permanent sign with <br />footings that meet the standards of the B-2 signage code, height <br />limited to the height of the principal structure located adjacent <br />to shoreline of Maxwell Bay. Such sign could not exceed 50 <br />square feet in area. The property, at approximately 140' in <br />width, would be allowed a total of 140 s.f. of signage. The <br />total signage would include signage installed along shoreline of <br />marina. <br />i
