The 2^ story addition shall replace an existing <br />sunken patio area that will result in a reduction in hardcover <br />within the 250-500' setback area. Please review hardcover fact <br />sheets (Exhibit D1 thru D3). There is no house on the property <br />to the eas: (review Exhibit C), the house to the immediate west <br />(review Exhibit G) is located behind the subject structure. An <br />average lakeshore setback variance would be required although <br />based on topography and existing year-round vegetation along west <br />lot line, there is no view impact. The entire structure is <br />located in front of the front line of the residence structure to <br />the west. Although lots are not platted to the lakeshore, each <br />of the properties have separate legal parcels that provide them <br />with riparian access to the lake. Technically we are obliged to <br />address the need for an average lakeshore setback variance. <br />III ■iilii
