The applicants <br />propose to construct a residence on the property within the next year or <br />two* Issues discussed by the Planning Commission and neighboring property <br />owners Included maintenance of open space in the neighborhood, and concerns <br />about the effect of development of that lot in relation to existing <br />drainage patterns In the neighborhood. A portion of the discussion <br />centered around whether or not applicants should share in the costs of <br />Improvement and maintenance of the culvert underneath the access driveway <br />to the properties to the west. Staff noted that although the driveway and <br />culvert are within City right-of-way they were privately constructed and <br />have been privately maintained. The City does not maintain Oak Street past. <br />Its Intersection with Linden Avenue* <br />Planning Cosunlssion reviewed this application at Its November 16th ls>87 <br />meeting and recommended approval of the lot area variance finding that: <br />A) There Is no additional land available for purchase to make this a <br />conforming par.^1. <br />B) The lot area Is consistent with that of other developed lots in <br />the neighborhood. <br />C) The variance was previously granted In 1980* <br />D) Sewer Is available and has been assessed for a rotal of one unit. <br />E) Ample area exists on the lot to develop a single family residence <br />and pertinent Improvements without the need for further variances.
