Such apartments shall not have utilities metered separately from the principal <br />residence utilities and shall not have a separate street address. <br /> <br />SECTION 24. Sec. 78-418 shall be amended by adding and deleting text to read as follows: <br />SECTION. 78-418 Conditional uses. <br /> (2) Reserved Guest houses provided that: <br />1. The lot is at least two times the minimum lot area required by this section; and <br />2. The guest house is for the sole use of the occupants of the principle dwelling, including their <br />domestic employees and nonpaying guests. <br />3. The property owner must execute a covenant providing that the guest house will not be: <br />a. Used for a home occupation unless specifically approved by the city or if allowed by this <br />Code. <br />b. Rented, leased, or otherwise provided for use as a dwelling under any other <br />circumstances than what is provided for in City Code. <br /> <br /> <br />SECTION 25. Sec. 78-419 shall be amended by adding text to read as follows: <br />SECTION. 78-419 Accessory uses. <br /> (20) Accessory Dwelling Unit <br /> <br />SECTION 26. Sec. 78-1433 shall be amended by adding and deleting text to read as follows: <br />SECTION. 78-1433 Reserved Accessory Dwelling Units <br />(1) Purpose <br />The City of Orono recognizes the need to encourage alternate housing types based on <br />current housing trends. There is an increased desire to support multi-generational <br />housing. This provision is intended to accommodate single-family residential property <br />owners who wish to invest in their homes and add value while providing alternative <br />housing options within the City. The purpose of this subdivision is to permit and <br />regulate permanent accessory dwelling units (ADUs) only as a permitted accessory use <br />subject to the regulations set forth herein. By allowing only those accessory dwelling <br />units that are in compliance with all of the performance standards of this subdivision, the <br />character and quality of existing neighborhoods will be protected. <br /> <br />(2) Performance Standards. <br />No property within a single-family residential district shall have more than one dwelling <br />unit, except an ADU may be permitted as an accessory use to a single-family dwelling <br />when the following requirements are met. <br />a. The property must be located within the R-1A, R-1B, LR-1A, LR-1B, LR-1C, LR-1C- <br />1, RR-1A, or RR-1B Zoning Districts. <br />b. An ADU, attached or detached, shall only be permitted on lots one acre or greater in <br />area.
