The addition <br />consists of a family room on the first floor and a bedroom and bath on <br />the second. My concern in this current proposal is the age and condition <br />of the existing garage. Although the applicant does not include a new <br />garage in the proposal, our review must include the inevitable request. <br />The existing garage is 24.15' X 14' or 338.1 sq. ft. A minimum sized <br />two-car garage at 22' X 24' equals 528 sq. ft. in area for an increase of <br />189.9 or 190 sq. ft. of hardcover.
