The City Engineer <br />should designate where this easement will be located on the property. The <br />City will ask for a minimum of 20 feet for the utility easement. <br />The access shall remain a shared access, easements must be granted as <br />soon as the dividing line is determined based on the outcome of the sewer <br />project. <br />The well on McWilliam homestead lot servos his mother's home. If the <br />property is to be separated or sold off, the state nlumbing code prohibits <br />a shared water system. A new well must be install d as 1120 Willow Drive <br />South. <br />Staff Recommendation: <br />To recommend approval of the subdivision of a lot line rearrangement <br />for Shirley McWilliams based on the following findings: <br />1. There is no other contiguous vacant lands available. <br />2. The building envelopes have not been negated. <br />3. The access shall remain a shared access - no new curb cut will be <br />created. <br />Approval subject to the following conditions: <br />a) If sewer is ordered or not ordered for the Crystal Bay neighbor­ <br />hood, the proposed lot lino must be realigned so that the front yard <br />of the property located at 1120 Willow Drive shall not be altered. <br />Planning Commission may ask that the 10 fweet setback for the detached <br />structure be mot. Staff recommends granting a setback variance of 5 <br />feet in consideration of the size of the lots. <br />b) Applicant grant utility easement to the City for intersecting <br />sewer line. <br />c) The parcel created by metes and bounds division must be combined <br />with homestead lot. <br />d) Appropriate access casments should be granted by landowner so that <br />shared access is maintained. <br />e) Per State Plumbing Code, a now well must be installed at 1120 <br />Willow Drive. <br />♦ j <br />i j <br />riitniMiTMrini
