Planning Commission is <br />requested to recommend approval or denial of the variances for <br />the pool addition to allow tradeoffs in hardcover (remain at <br />previously existing 39.4% in 75-250' zone) and to average lake- <br />shore setback. <br />In order to recommend approval, possible findings include; <br />1. Applicant has a hardship in that there is no other <br />feasible location for the addition. <br />2. The addition will not substantially encroach on the lake <br />views of neighboring property owners. <br />3. The applicant has shown that he can remove existing <br />hardcover so that there is no net resulting increase in <br />hardcover <br />To recommend denial, possible findings might include: <br />1. No hardship exists <br />2. Excessive encroachment into lakeshore views of <br />neighbors. <br />3. Excessive hardcover with no way to decrease to within <br />reasonable allowances.
