A <br />portion of the pool addition roof will be used as deck. The pool <br />addition will extend 16* further out from the protruding room on <br />the lake side of the house. <br />The proposed plans submitted show the "footprint” of the <br />pool addition slightly revised from the original survey. It will <br />cover 85 additional square feet of currently non-hardcovered <br />area, and eliminates a portion of the 205 square feet previously <br />proposed as trade-off, hence we actually need to remove 290 <br />square feet of hardcover of which only 165 square feet is <br />available plastic for removal. 125 square feet must be removed <br />elsewhere on the property. Note that the plans also show a 10' x <br />12' future deck which would require additional hardcover removal. <br />Where does applicant propose to remove the additional hardcover? <br />Staff has flagged the corners of the pool addition as <br />proposed. We suggest that the Planning Commission members view <br />the property from both the Noelting's and the Gasch's properties <br />in order to envision the extent of actual view encroachment which <br />would be caused by the pool addition. <br />Applicant has provided a preliminary lakeshore landscape <br />proposal, and will be submitting additional landscape elevation <br />drawings for review of his application #945 (for work on the <br />lakeshore) at your January meeting.
