% <br />ea, <br />>ack <br />#983 - Addendum - 10/15/85 <br />Mrs. Pemberton has submitted a revised proposal which <br />decreases the north 0-75' hardcover request from 33.2% to 26%. <br />This is accomplished by placing a tuck-under garage in the <br />basement, entering from the north side of the house and still <br />requiring a rather lengthy driveway. <br />There is essentially no change in the 75-250' setback zone. <br />However, the applicant requests that the 18" high deck be allowed <br />as non-hardcover, and will do whatever the City requires to make <br />it non-hardcover. Recall that the Council has stated that only <br />low decks will be given special consideration because of the low <br />potential for storage under them. <br />The revised plan gives a structural setback of about 58' <br />from the lakeshore rather than 30' with the original proposal. <br />There would be no average setback variance needed under this <br />option and likely no fill in the Flood Plain Zone (below 931.5'). <br />However, in order to make the plan workable will require a sub­ <br />stantial driveway cut which potentially could affect the <br />neighboring garage. Also, the driveway would be fairly steep. <br />The applicants have stated that they would like to construct <br />a "A"-frame house, and a garage on the street side would not <br />preserve their southerly view of the lake across the County Road. <br />sted <br />You <br />osal
