Zoning File #975 <br />October 11, 1985 <br />Page 2 <br />Sewer and Water Assessments <br />Each lot has been assessed 1/2 water unit for a total of one <br />unit. Each lot has been assessed 1/2 sewer unit for a total of <br />one unit. Each lot has an assessed market land value at $7,500 <br />for a total valuation of $15,000. The total tax on the property <br />is $660.60. The lots are not combined so each lot is taxed <br />separately at 330.30 each. <br />Staff Reccxnmendation <br />To approve the lot area variance application of Everard <br />Geyen based on one or more of the following findings; <br />1. To develop the property as a building site would be <br />consistent with surrounding development per staff area <br />survey of the Navarre Heights neighborhood. 56% of the <br />total developed lots fall within the same area range of less <br />than 40% of the required area. <br />2. There is no additional undeveloped contiguous land <br />available to combine with property. <br />3. The subject property has been assessed a total of 1 <br />sewer unit and 1 water unit. <br />Li-. <br />4. The market valuation of the land appears consistant with <br />the land valuations of similar developed properties in the <br />area. <br />Approval is subject to the following conditions: <br />1. Prior to scheduling the application before the Council, <br />the City must be in receipt of a survey confirming all <br />setbacks and locations of improvements. <br />2. Prior to issuance of a building permit, the <br />applicant/owner must combine Lots 15 & 16, <br />3. All drainage must be directed as proposed in drainage <br />plan and not directed towards neighboring properties. <br />Future owner must not impede or redirect natural drainage <br />plan. <br />4. Payment of park fee in the amount of $430.00 for single <br />existing lot.
