The proposal <br />includes the removal of an existing shc^d which would become non- <br />conforming due to a 7' setback from the new property line. <br />A septic testing report has been submitted for the western <br />most property, which will lose area, and indicates that there <br />will still be ample room for future septic needs after the <br />division. The division will also give the smaller easterly <br />property additional room for future septic expansion. <br />The westernmost property was part of a recent plat, and <br />drainage and utility easements exist at • he boundaries. No <br />additional drainage and utilities easements will be taken since <br />this is a metes and bounds lot line rearrangement. However, we <br />will ask for a quit-claim deed of the 40' right-of-way along West <br />Branch Road (County Road 151). <br />I - <br />Staff recommends approval subject to the quit-claim deed for <br />right-of-way.
