Zoning File #962 <br />September 12, 1985 <br />Page 3 <br />Staff Rec<Mnmendation <br />To approve a conditional use permit for Lawrence C. Wade to permit the <br />construction of a day nursey school at the property located at 670 Old <br />Crystal Bay Road based on the following findings; <br />1. The proposed location of the use is in accordance with the <br />objectives of the RR-IB Zoning District and the Comprehensive Plan for <br />the City. <br />2. The proposed location and conditions under what the use will be <br />operated will not be detrimental to the public health, safety and <br />welfare or will not be materially injurious to properties or <br />improvements in the vacinity. <br />And further recommends to the Council that this application be exempt <br />from the limitations of the Limited Development Ordinance finding the use <br />compatible with existing development and that any proposed changes in <br />zoning resulting from the City's planning study would find this use as <br />compatible as with proposed existing schools, church and proposed library. <br />Conditions of approval are as follows: <br />1. Realign parking lot to provide for fire lanes. <br />2. Locate hydrant on site to provide adequate pressure or boost for <br />sprinkler system. <br />3. Payment of required SAC, sewer and water unit fees with building <br />permit.
