Prior to final subdivision approval by Council, applicant must <br />provide a permanent utility easement via both properties 12' wide <br />within 1120 Willow Drive and 3' wide within 1130 Willow Drive. <br />2. City will grant permanant setback variances for a detached or <br />attached garage for 1120 Willow Drive as follows: <br />a) Detached garage permanent 5 foot variance from northwest side <br />lot line. <br />b) Attached garage permanent 25 foot variance from southeast <br />side lot line. <br />3. New curb cut to serve 1120 Willow Drive must be approved by the <br />Public Works Coordinator. <br />4. New owner of 1120 Willow Drive must install new independant well <br />on site - the use of the well at 1130 Willow Drive must cease upon <br />occupancy of residence at 1120 Willow Drive. <br />5. Applicant to Quit Claim Deed right-of-way for Willow Drive as <br />shown on survey by Bruce Kelley dated 6/21/85.
