A fifteen foot utility easement has been requested by <br />the City for the sewer line that intersects the properties - see Exhibit A. <br />Three feet of the applicant's homestead property and 12 feet on adjacent <br />lot are involved in the utility easement. <br />The applicants want to be assured that the City will approve a setback <br />variance for a future detached or attached garage on the adjacent lot. <br />There is adequate room for an attached 2 car garage on southeast side of <br />house leaving a 4' to 5' setback - 25' to 26' setback variance required. <br />There is adequate area for an access drive on north side of house for a <br />detached garage in rear of property. Required setbacks for a detached <br />garage are as follows: <br />5' rear <br />10' side <br />From the survey, a detached garage could be placed in rear yard with ­ <br />out the need for variances but if for any reason a setback variance is <br />needed, the City will approve a 5' side setback variance. <br />The City will ask that the right-of-way of Willow Drive as shown on <br />the enclosed survey by Bruce Kelley be quit claim deeded to the City for <br />road and utility purposes. <br />Staff Recommendation <br />To approve the subdivision of a lot line rearrangement for Shirley <br />McWilliams based on the following findings: <br />1. Sewer has been approved for the property. <br />2. The building envelopes have not been negated. <br />3. There is nc other vacant, contiguous lands available. <br />I <br />_ _
