Gaffron, Assistant Zoning Administrator <br />DATE:June 14, 1985 <br />SUBJECT: #876 Asplund Custom Homes, 3424-3444 Eastlake Street <br />Revised Variance Request <br />NOTE: Council their May 28, 1986, meeting acted to order that the <br />concrete patios be removed at the above addresses. Council agreed to <br />allowing a 6* fence along the side and rear yard lot line but not 8' high <br />as requested, and not exte^-i^ng into the lakeshore yard area . He <br />has stated that the patio will be removed once the other issues on this <br />property are resolved. <br />Item 1. Applicant requests to keep the portion of patio that acts as a <br />sidewalk between the access door and the patio doors. This portion of <br />patio extends 18" into the 75' setback area in a triangular proportion, <br />comprising approximately 6-10 square feet. The patio is divided into <br />rectangular concrete sections so that removal of the corner of one <br />section would leave a jagged edge. <br />Item 2. Applicant requests that you consider allowing a screen porch <br />(2nd floor) at the southwest corner of the house. The actual <br />dimensions have not been made clear, but I suspect a 10' x 10' or 12' x <br />12' is proposed. Please refer to the hardcover numbers submitted by <br />the applicant, and the actual layout on the survey. Staff has <br />calculated the lot area within the lot and behind the 75’ setback at <br />11,270 square feet, which would allow 2,818 square feet of hardcover. <br />The driveway that has been installed, including the back up pad, plus <br />the concrete patios and sidewalks installed, place the existing <br />hardcover at 3,501 square feet or 31 percent. For the record, based on <br />the house size of 2,.033 square feet, the applicant could have installed <br />a driveway and front- walk and stoop totaling 785 square feet. The <br />driveway was not shown on the original plans, and the applicant <br />installed it without being aware of the hardcover limitations. He <br />wishes to add a screen porch, in effect increasing hardcover even more, <br />and would prefer not to trade off any hardcover. A 12 ' x 12 ' deck would <br />increase hardcover to about 32 percent.
