a <br />“Shoreland" means land located within the following distances from <br />protected waters: (1) 1,000 feet from the ore inary high water niaric <br />of a lake, pond, or flowage; and (ii) 300 feet from a river or <br />stream, or the landward extent of a flood plain on such rivers or <br />streams, whichever is greater. The practical limits of siiorelands <br />may be less than the statutory limits where suen limits are <br />designated by natural orainage divides at lesser distances, as shov/n <br />on the official zoning map of the City. <br />i <br />X <br />i <br />i <br />1 <br />"Structure" means any building (including mobile nomes) or <br />appurteiance thereto, except aerial or unoergrouno utility lines suen <br />as sewer, electric, telephone, telegraph cr gas lines, including <br />towers, poles, ano otner supporting appurte:i..• v <br />"Subdivision" means improved or uniniproved -• tands which are <br />divided for tne purpose of ready sale or leas divided <br />successively witnin a five year period for tne ^‘^rpose of sule or <br />lease, into inree or more lots or parcels of less tnan five acres <br />each, contiguous in area and which are under common ownership or <br />control. <br />"Substandard Use" means any use of shorelanos existing prior to tne <br />date of enactment of tnis ordinance whicn is permitted within tne <br />applicable zoning district but does not meet tne minimum lot area and <br />length or water frontage, structure setbacks, or other dimensional <br />standards of tne ordinance. <br />"Variance" means any modification or variation of official controls <br />where it is determined tnet, because of narasnips, strict enforcement <br />of tne official controls is impractical. <br />II.
