The City does <br />not require septic testing for lots in excess of five acres in <br />area. There is approximately 3/4 to 1 acre of wetlands in the <br />northeast corner of the property. The City will as)c for a <br />Flowage & Conservation Easement over that portion of the wetlands <br />located within Parcel A. <br />A 50' wide corridor has been creo'^ed providing access to the <br />new lot via Stubbs Day Road. Note that sections of the Cram <br />property run to the center and at points over the entire <br />designated rights-of-way of Stubbs Bay and Watertown Roads. <br />Since we are dealing with a metes and bounds division, the City <br />will as)< for dedication of roadway via a quit claim deed. <br />The City must address the issue of the two residences on <br />Parcel B. The second residence cannot be designated as a guest <br />house because it is a rental unit and so should be recognized as <br />a non-conforming use and subject to all pertinent ordinances. <br />The second residence shall become a conforming use at the time of <br />a future subdivision of the property. <br />MM
