Early planning decision made by applicant or <br />authorized agents of applicant created the need for <br />the variance. <br />Kopischke noted that the architect has worked with <br />this property; a very unique piece of property with <br />a very limited area because of the sloping and <br />vegetation. Mr. <br />& Mrs. Monge, the owners of the property, were <br />present. <br />Assistant Zoning Administrator Gaffron reviewed the <br />application. Council recommended the patio to be <br />removed by the end of July and referred the item <br />back to the Planning Commission to look at separate <br />locations or to look at a special type of "floating <br />deck". A floating deck is a structure built of <br />2x4's sitting upright with spacing, sets on the <br />ground and is mobile. It is not anchored to the <br />ground but is probably too heavy to be portable. <br />One of the options of staff is to consider a deck <br />attached to the house that is treated with certain <br />spacing and certain base materials that would be of <br />less of an encroachment. We now have the hardcover <br />numbers - 75-250' just the area within the lot line <br />38.5%; if credit is to be given for Out-lot B it <br />reduces the percent to 28.6%. Outlot B holds the <br />septic system drainfield and serves as the access <br />roadway for the three properties. <br />Taylor noted that the slope from the house to the <br />lake is very shallow. <br />: <br />'I
