Assistant Zoning <br />Administrator Gaffron noted the certificate of <br />mailing and affidavit of publication. There was no <br />one present from the public for this application. <br />Assistant Zoning Administrator Gaffron explained <br />that the applicant is requesting a variance to the <br />average lakeshore setback in order to construct a <br />deck and screen porch on the lakeside of the <br />existing house. There is a steep bank from <br />approximately the 75* line to the shoreline. There <br />is some screening between houses to the south, and <br />a small amount between subject property and the <br />house to the north. The request is to exceed the <br />average house setback by approximately 15' with the <br />deck and screen porch. No neighbors have commented <br />on the project. There is no hardcover problem on <br />this property. <br />Fisher stated that Gabriel Jabbour (neighbor) had <br />talked to Zoning Administrator Mabusth and said <br />everything looked fine. Lajoys also had no <br />problems with the proposal. The hardships include <br />the fact the lot is so narrow and the hill is very <br />steep. <br />Assistant Zoning Administrator Gaffron noted that <br />the existing houses on either side are set back <br />more that 75'. <br />Goetten moved, Taylor seconded to recommend <br />approval of the average lakeshore setback and side <br />yard setback variances for Ann C. Fisher finding <br />that: <br />1. The hardships to the property are locations of <br />the neighboring residences, and the angle of the <br />lakeshore in relation to the lot. <br />2. The neighbors lakeshore views will not be <br />affected due to topography and existing natural <br />screening . <br />3. The increase in hardcover is within the limits <br />prescribed in the zoning code. <br />I
