The structure <br />will also appear as one, large single family unit." <br />Bellows said, "Conceptually, I have no problem with this. I <br />would like to see the property developed other than what exists. <br />I would just like to see the development be more consistent with <br />the notion of a residential approach. I would suggest that <br />parking be reduced." <br />Mr. Zuckman said, "The idea behind the four-stall garages <br />was to provide storage area for boats and water toys." <br />Hanson concurred with Bellows. He said, "I would prefer to <br />see a little less garage structure and pavement areas." <br />Johnson asked Mr. Zuckman whether he has approached the LMCD <br />regarding boat slips. He said, "I believe the LMCD was <br />considering a moratorium for multiple docks." <br />Mabusth said, "I am not aware of that. There has beer, a <br />joint use dock license for seven slips for this property. The <br />applicant has sufficient lineal footage to support three slips. <br />If the City recommends the density'proposed, Mr. Zuckman will ask <br />for four slips." <br />Mabusth suggested that the Planning Commission address the <br />issues listed in her memo. <br />Bellows asked the Planning Commission whether they felt a <br />four unit attached dwelling is appropriate. <br />Moos asked for the square footage of each unit. <br />Mr. Zuckman replied, "The typical living space, without the <br />garage is approximately 2,500 s.f." <br />Bellows asked if the units will have three bedrooms. <br />Mr. Zuckman replied, "Yes." <br />Bellows asked the Planning Commission about the density <br />variance for .33 acres per unit. <br />Mabusth noted that it would be necessary to grant such a <br />variance for three units. <br />Rowlette said, "I would prefer to see single family housing <br />in this location.
