Zoning File #1551 <br />July 10, 1990 <br />Page 4 <br />Isv <br />Final plat to specify following: <br />a) Easement area to be obtained from neighboring <br />property owners to the north for utility and snow <br />storage/maintenance purposes (5-10'). <br />b) Provide 15' easement from 930 elevation leading to <br />lalce at invert to wetlands. <br />2. City Engineer to review storm sewer plan for <br />drainageway at southwest corner to determine if 24" CMP is <br />adequate for watershed, etc. Applicant to provide <br />engineering plans for road (urban section 28' paved width <br />with curbs). <br />3. Prior to the issuance of building permits for new <br />construction, the road base, all storm sewer construction <br />and other required land alterations must be installed and <br />approved by the City. It should be noted prior to any land <br />alteration that all erosion control as shown on the approved <br />grading plan must be installed. <br />4. The City Assessor shall be asked to determine the fair <br />market value of the property. Applicant shall be asked to <br />pay a park dedication fee at the rate of 8% of the fair <br />market value of the property. The City Assessor shall be in <br />contact with the developer prior to making final <br />determination of the fair market value. All such park <br />dedication fees shall be paid upon the filing of the final <br />plat application. <br />5. Applicant to designate wetlands as drainage easements <br />on the final plat and to grant flowage and conservation <br />easement over the designated wetland area. <br />6. The property owners at 995, 997 and 999 Wildhurst Trail <br />to be asked to grant utility and snow maintenance easements <br />not to exceed 5-10' for areas adjacent to proposed road <br />along north side. <br />7. Applicant is placed on notice that all entrance <br />monuments in excess of 3 1/2 feet shall require variances. <br />In addition, any filling to be done on sites that are not <br />connected to the protection of the foundation or to providte <br />positive drainage from residental structure will require <br />conditional use permits if that fill is in excess of 100 <br />cubic yards. If fill is under 100 cubic yards, a separate <br />land alteration permit may be issued by the City.
