The proposed house location for Lot 4 has been <br />placed behind the average setback line determined at proposed <br />house on Lot 3 and the existing house to the south. (Review <br />Exhibit H.) <br />Note the proposed house has been moved away from the <br />southern lot line providing a greater buffer to existing <br />development along the south. Note Lot 4's building envelope has <br />been defined 26' from the 930 elevation of wetland. <br />Access/Road Improvement <br />Applicant has relocated road within existing dedicated <br />right-of-way, applicant's property and southern portions of these <br />properties to immediate north (review Exhibit L). Owners of <br />995,997 and 998 Wildhurst Drive have agreed to dedicate portions <br />of their property up to northern edge of existing drive. Review <br />Exhibit N. Applicant shows Wildhurst Trail extension as an urban <br />section with a 28' finished paved width with curbs. In reviewing <br />the most recent revised plan, the City Engineer has recommended <br />that applicant approach the 3 property owners to the north as <br />road will be placed at edge of newly defined southern boundary of <br />northern lots and to request the granting of easements over <br />existing sewer lines and for area for snow maintenance. Property <br />owners should be advised that the area of the easements is not <br />excluded from the buildable envelope areas. <br />Upon Council approval of the preliminary plat, staff will <br />ask for engineering plans for the urban section of road. Such <br />plan shall locate each access drive to be served by proposed <br />road. This will also include shared drive that serves the two <br />homes east of cul-de-sac. Note applicant had proposed the road <br />to the northern edges of the existing roadway along the portions <br />of the property where there is a dedicated 60' right-of-way <br />providing minimal impact upon the properties to the west. <br />DrainageAfetlands/Grading Plan <br />The wetland is now defined at the 930 elevation. Applicant <br />has taken drainage collecting at the southwest edge of property <br />via a storm sewer to the existing drainageway that drains to the <br />wetlands. Drainage will no longer fan out along the shared lot <br />line between Lot 4 and the most southern property. Surface run­ <br />off will now be conveyed via the storm sewer to the wetlands just <br />to the north of the building envelope of Lot 4. <br />As requested, the applicant's revised plan shows drainage <br />easements at a 15' minimum width. At the inlet to the lake, a <br />baffle wier is to be installed for the purpose of skimming <br />floatable material and preventing it from entering into the main <br />lake.
