The property owner to the immediate north that <br />receives the most visual impact from the structure has <br />submitted written approval of the project. Property <br />owner's house is located 150+' further east of the <br />subject structure. <br />3. Existing structures and foundations are in good <br />condition and will be able to sustain the proposed <br />renovations and improvements for residential <br />habitation. <br />4. There is adequate and suitable area for on-site <br />septic development to support the second residential <br />unit with one bedroom. <br />Approval shall be subject to the following conditions; <br />1. Applicant to submit an additional $50.00 payment for <br />the variance portion of the land use application. <br />2. Prior to the issuance of a building permit for <br />conversion of the stable into a guest house, applicant must <br />provide proof of the legal combination of parcel 14 with the <br />homestead parcel. <br />3. Prior to the issuance of the building permit, applicant <br />shall advise the Orono staff as to their plan for serving <br />the existing guest house with a sewage treatment system. <br />Options available: <br />a. Contractor to uncover existing system for City's <br />evaluation . <br />b. Connection of guest house to existing system and <br />installation of new system for existing residence. <br />4. Applicant is placed on notice that at some future date <br />if Lot 14 is to be divided from the homestead parcel, guest <br />house structure must be converted to an approved accessory <br />structure that does not contain an independent dwelling <br />unit. <br />5. All portions of improved structure located less than 5' <br />from north side lot line shall meet all fire code standards. <br />Isv
