Mabusth, Building & Zoning Administrator <br />July 11, 1990 <br />Subject: #1568 James & Judith Pierpont, 1801 West Farm Road <br />Conditional Use Permit/Variance - Public Hearing <br />Zoning Distruct: LR-IA <br />Pertinent Ordinance- <br />Section 10.28, Subdivision 3 (A) - Conditional Use Permit <br />required for proposed conversion of stable into independent guest <br />house structure. All regular lot requirements shall be met by <br />guest house area. <br />A. Required = 4 acres (2 acres for each residential unit) <br />Proposed = 5+ acreas <br />B. <br />C. <br />Required separation per LR-IA zone = 60' <br />Existing = 58' <br />Structure in its present location will apparently never <br />be a prinicipal structure if property is to be <br />subdivided. If Lot 14 is to be divided from existing <br />homestead (Lot 15 + 1/3 of Lot 16) structure would have <br />to be reconverted to an approved accessory structure <br />without a dwelling unit or removed. <br />Review of existing side setbacks (north lot line). <br />Refer to Exhibit G. <br />Required = 30' <br />Barn =5' 4" <br />Garage =1' 6" <br />Street Setback Required <br />Stable = 49' <br />= 50' <br />Note new connecting addition will be 11+' from north <br />lot line. <br />Side setback variance required for total structure » <br />28' 6" or 95.3% <br />Section 10.03, Subdivision 9 (B) - Detached garages and <br />other accessory structures may be located within street yards as <br />property is considered a lakeshore lot (with the acquisition of <br />1/3 of Lot 16 as a result of a recent lot line rearrangement. <br />The lot would be technically defined as a lakeshore lot.)
