Zoning File 11548 <br />June 13, 1990 <br />Page 2 of 2 <br />Discussion - <br />Applicant has not provided an elevation view of the proposed <br />second story addition, however, a copy of the previous building <br />plan is on file. Staff has not calculated the area of foundation <br />above and below grade in order to define the height of the house, <br />although it would appear that the existing house is probably at <br />the 30' height limit or just below it, and a new second story <br />addition could not have a peak height of more than 1-2' above the <br />existing peak to keep within the necessary limits. This would <br />have to be reviewed before a building permit could be issued. <br />The applicant would be well advised to submit a cross section of <br />the proposed second story addition to verify that a height <br />variance will not be required. <br />Although the existing and proposed north wall of the house <br />is 2.8' from the alleyway, the nearest building to that side of <br />the house is the neighbors* detached garage, approximately 30' <br />away. The proposed additions appear to have no significant <br />impact on reducing light or open space for any neighboring <br />properties. The additions do not cause any lot coverage or <br />hardcover problems. <br />Staff has received no negative comments from any neighbors. <br />The Kauffmans, neighbors to the north, have inJicated that they <br />are in support of the application. <br />Staff Recosimendation - <br />Planning Commission should consider whether or not the <br />proposed additions will have a negative impact on the <br />neighborhood. If not, a recommendation for approval could be <br />based on the existing location of the house in relation to lot <br />lines.
