Staff would recommend approval based on the <br />following conditions: <br />1. To grant a permanent conditional use permit for <br />accessory structure installations on Lots 1, 2, 4 and 5, <br />Block 1 based on setback envelopes set forth above. <br />2. Park dedication based on previous fee schedule - plat <br />filed April 1990 - $200 for 12 lots at $2400. Please note <br />no charge for lot that contained former residents. <br />3. Execution of agreement with James Cox dealing with <br />Interim use of additional right-of-way of Willow Drive ’nd <br />eventual vacation of unused portion of additional right f- <br />way upon determination of final upgrade of Willow Drive <br />whether by City based on MSA standard or as future County <br />road. <br />4. Special designation of use of out lots. <br />Out lot A - To be legally combined with the Jim Cox <br />homestead property consistent with previous lot <br />line subdvisions of lot line rearrangements. Upon <br />legal combination applicant has right to construct <br />accessory ccructure or use for other permitted <br />accessory uses. <br />Outlet B - Designated for future road extension to the <br />south. <br />Outlet C - Interior road outlets to be constructed upon <br />final plant approval. <br />5. Applicant to grant road and utility easements over <br />Outlets B and C to the City. <br />6. Applicants to execute maintenance agreement to assure <br />shared ownership and upkeep of private roads. <br />7. Applicant to grant drainage easements over all drainage <br />easements shown on the plat. <br />8. Prior to any land alterations or road construction on <br />this site, the following septic envelopes must be fenced: <br />Lot 1, Bl-jck 2 - Septic envelopes 1 and 2 <br />Lot 5, block 1 - Septic envelope 1 <br />Lot 8, Block 1 - Septic envelopes 1 and 2 <br />■
