Zoning File #1505 - Septic Review <br />March 14, 1990 <br />Page 2 of 2 <br />A) City Engineer to preliminarily review the flood <br />plain concerns of both the creek area and the <br />drainageway in Lot 1. <br />B) City Engineer should request of the applicant <br />whatever information is necessary to verify the <br />flooding potential for the area of the primary and <br />alternate drainfield sites in Lot 1. <br />C) Because a drainage easement through Lot 1 is <br />likely to be necessary, we will need to verify that <br />there are two contiguous acres north of the creek. <br />D) Likewise, whatever easement is taken for the creek <br />in Lot 2 would not be counted towards the area of Lot <br />2, and therefore lot lines may need to be shifted. <br />In summary, we need to have the bisecting creek and the <br />westerly drainage ditch shown on the survey. We need an analysis <br />of whether flooding could occur in the drainfield sites on Lot 1. <br />We have also discussed the merits of revising the driveway <br />to the east side of the rrf *erty. This might start to constrict <br />the primary drainfiel<5 : a' >.• j Lot 2. It may be possible to <br />shift the primary site ana lind an additional alternate site <br />north of the primary, leaving room east of the primary site for a <br />driveway, while maintaining the necessary 20' drainfield-to- <br />driveway setback. <br />» <br />f- <br />ta
