Gaffron, Asst Planning & Zoning Administrator <br />March 14, 1990 <br />Subject: #1505 Steve Wirtjes, 3085 Watertown Road - <br />Septic Review <br />I have reviewed the submitted septic testing information for <br />the above referenced subdivision, and wish to make the following <br />comments: <br />1. The proposed house and treatment areas for Lot 2 shown <br />on the survey are reversed from the actual testing done by <br />SP Testing. Actually, the house should be at the south <br />center portion of the lot, which is a high knob. The drain- <br />field sites actually are at the northeast quadrant of <br />proposed Lot 2. <br />2. In Lot 2, both primary and alternate sites are on <br />suitable soils and slopes, and are located in an area where <br />flooding should not be a concern. Both sites would require <br />a mound sewage treatment system. <br />3. In Lot 1, tested drainfield sites are to the north of <br />the existing and proposed house locations, and are in a <br />relatively low area of the property. Both of these sites <br />were found by the site evaluator to be suitable for mound <br />systems. However, those sites were found to have a <br />seasonally high water table between 1 and 2 feet below the <br />surface based on mottling, an indicator of seasonal soil <br />saturation. While the designs meet soils criteria <br />acceptable for mound systems, I am concerned about possible <br />flooding in the area of these systems, given that drainage <br />from the Carlscn subdivision to the north comes through this <br />property. <br />The attached topographic survey from City files (with <br />proposed subdivision overlay) shows the proposed drainfield <br />sites and indicates that a large portion of the front yard <br />area is a basin area. There appears to be a ditch that <br />drains this area generally southerly along the west lot <br />line, uO the creek channel which bisects the property. <br />4. I would suspect that while topographic contours of the <br />hill areas are fairly accurate on the file topography, the <br />center line of the creek and its potential flood plain area <br />are not accurately defined nor designated. That topography <br />does not even show the ditch leading from the Watertown Road <br />culvert along the west lot line. I think we should request <br />the following information:
