The survey shows the railroad at 100' and <br />an 83' right-of-way for state Highway 12. As of this writing, <br />staff has not received any responses from both reviewing agencies <br />and will be able to provide reports at your meeting night. <br />Gaffron confirms that septic testing submitted for this <br />review finds adequate area for an alternate on-site septic system <br />and confirms that the current system serving the house. Installed <br />in 1982, is satisfactory. Pending receipt of the reports from <br />the State and County Departments of Transportation and resolve of <br />the discrepancies in the right-of-way shown on the survey, staff <br />would recommend approval of the proposed 2-lot plat finding that <br />the subdivision satisfies all standards of the RR-IB rural <br />residential zoning district and on-site septic codes of the City. <br />Each lot has adequate frontage on both State and County roadways. <br />Such approval is subject to the following conditions: <br />1. The subdivision is defined as a plat. All lots created <br />must be defined as lots with block designations. <br />2. Drainage and utility easements shall be dedicated 10' <br />along all perimeter property lines and 5' along the shared <br />lot lines of proposed Lots 1 and 2. <br />3. Right-of-way for State highway and County roadways shall <br />be resolved by both the agencies and the City. Such <br />dedication shall be consistent with previous subdivisions <br />along these roadways. <br />4. Payment of a park fee for Parcel B of $100.00. There is <br />no charge for Parcel A because it is a developed lot. <br />5. Owner of Parcel B is hereby advised that the creation of <br />a new curb cut to serve the nursery property must be <br />approved by either the State Highway Department or the <br />County Highway Department depending upon where access is <br />achieved. <br />6. The City reaffirms its approval of the original <br />conditional use permit for the farm/nursery stock use on <br />proposed Parcel B and that the original condition that no <br />stock shall be sold from this site is still in effect. <br />:
