Mabusth, Building & Zoning Administrator <br />February 14, 1990 <br />Subject:#1495 Rodney Johnson, 3740 West Wayzata Boulevard <br />Preliminary Subdivision, Class II - Public Hearing <br />Total Area « 789,451 s.f. or 18.123 acres <br />Proposed Parcel A * 100,730 s.f. or 2.31 acres <br />Proposed Parcel B = 688,721 s.f. or 15.81 acres <br />As this is a subdivision of a plat, the parcel designation <br />must be changed to a lot and block designation. <br />Pertinent Ordinance - <br />Section 11.03, Definition 66 (B) - Class II subdivision. <br />Section 10.20, Subdivision 3 (L) - Conditional use required <br />for crops/nursery - minimum of 10 acres of area required. <br />In February 1982, Cliff Otten the owner of the property was <br />granted a conditional use permit for nursery stock. <br />Plantings from the nursery are located within Parcel B. All lots satisfy the lot standards for the FR-lB zoning <br />district. Each parcel satisfies the 2 acre dry contiguous area. <br />Parcel A is shown to have 2 accesses. The primary access <br />off of Highway 12 and a secondary access exiting through an <br />easement through the property to the west at County Road 6. In <br />review of the survey submitted, there appears to be no existing <br />access provided to Parcel B where the nursery is located. The <br />owner of remaining Parcel B should provide the City with <br />direction regarding how access will be provided to the site. The <br />subdivision is currently under review by MnDot and the County <br />Department of Transportation. In Exhibits C & G, staff notes a <br />discrepancy in the rights-of-way shown for both Burlington <br />Northern and Highway 12. <br />It .-..r-
