Zoning File #1565
August 17 1990
Page 2
Applicant notes he has not been able to reach his landscape
architect, and therefore has not worked out the retaining walls or
grading situation at the rear of the property. He also notes that his
plan will have to be based to a degree on the extent of hardcover he
is ultimately allowed.
Also, applicant has not mair^r ;.;fogress toward providing
construction plans for the screen poi'cv t-' 3 season porch additions.
However, he has decided that he will agf,- to lowering a rectangular
portion of the deck in order to meet the height limitation to avoid
construction of a railing. This would therefore leave him with a
platform deck by definition, which the zoning code allows to be
constructed within 2' of a lot line.
Staff Recommendation
Absent the detail on the screen porch and 3 season porch,
applicant is requesting that Planning Commission determine what
percent hardcover will be allowed overall on the property, so that he
can have his landscape architect provide a final plan. Recall that
the proposed landscaping plan reduced hardcover to 31.7%, but retained
the deck as is.
If Planning Commission gives applicant direction as to a
hardcover percentage to meet, staff would recommend tabling the
request with that direction, allowing applicant to submit a final
proposal to staff no later than September 7, 1990, to be reviewed by
the Planning Commission on September 17, 1990.
Isv
