He also notes that his <br />plan will have to be based to a degree on the extent of hardcover he <br />is ultimately allowed. <br />Also, applicant has not mair^r ;.;fogress toward providing <br />construction plans for the screen poi'cv t-' 3 season porch additions. <br />However, he has decided that he will agf,- to lowering a rectangular <br />portion of the deck in order to meet the height limitation to avoid <br />construction of a railing. This would therefore leave him with a <br />platform deck by definition, which the zoning code allows to be <br />constructed within 2' of a lot line. <br />Staff Recommendation <br />Absent the detail on the screen porch and 3 season porch, <br />applicant is requesting that Planning Commission determine what <br />percent hardcover will be allowed overall on the property, so that he <br />can have his landscape architect provide a final plan. Recall that <br />the proposed landscaping plan reduced hardcover to 31.7%, but retained <br />the deck as is. <br />If Planning Commission gives applicant direction as to a <br />hardcover percentage to meet, staff would recommend tabling the <br />request with that direction, allowing applicant to submit a final <br />proposal to staff no later than September 7, 1990, to be reviewed by <br />the Planning Commission on September 17, 1990. <br />Isv
