We agreed that he would provide the following: <br />1.Sketch with dimensions of pre-existing hardcover areas which <br />are no longer existing. <br />2.Sketch of proposed retaining walls at rear of property, and <br />noting hardcover associated with same. <br />3.Elevation views/preliminary construction plans for screen <br />porch and 3 season porch additions. <br />4.A determination of how the deck will be revised (either <br />lowered or cut back) to avoid need for a rai ling which would <br />make that deck need to meet a 10' setback. <br />The applicant has provided a sketch of a pre-existing trapezoid <br />shaped patio that was removed from behind the house about the same <br />time the deck was built, and also has verified for staff that the <br />patio along side the house where the deck is now, was 8' wide and <br />continued along the house to an old shed which is now gone. This <br />entire area was 8' x 42' or about 336 s.f. The net result is that, <br />based on the best information we can come up with, hardcover <br />originally before the deck was constructed was 47.9%. In conjunction <br />with the deck and rear patio removal, this reduced to the currently <br />existing 47.3%. <br />Based on the pre-existing hardcover levels, Planning Commission <br />may be in a position to recommend a final hardcover limit for which <br />applicant ‘can work with his landscape architect to provide a plan.
