The applicants propose to construct 2 retaining walls, each <br />approximately 3%' in height, approximately 50' long, and <br />approximately 28* and 38* from the shoreline. <br />2. Existing hardcover in the 0-75' zone is 8.2%, consisting of <br />sidewalks, existing retaining walls, some rock over plastic, <br />a small shed and a small pond area. Applicants propose to <br />remove 410 s.f. of hardcover while adding 68 s.f., hence a <br />net reduction from 1,004 s.f. existing down to 662 s.f., a <br />reduction from 8.2% to 5.4%. <br />3. City Engineer Glenn Cook has reviewed the application on the <br />site, and make the following verbal comments on July 12th: <br />A) Applicant should provide detailed drawings of the tie- <br />back system proposed for the retaining walls. <br />B) Applicant should stake the end points and midpoints of <br />each proposed wall for further review. Glenn feels that <br />there may be justification for one wall, but possibly not <br />for both depending on the exact locations proposed. <br />Discussion - <br />The proposed reduction in hardcover would appear to be an <br />improvemen't to the property. It is apparent that existing <br />retaining walls are necessary to keep the slope from washing down <br />the hill. <br />I <br />1^-O
