The existing house is 22.1’ from <br />the street lot line, where a 50' front setback is normally <br />required. The proposed deck will be constructed at the main <br />floor level of the house, which, due to topography, becomes <br />an upper level deck as it gets further from the house. <br />Because the deck needs railings for its entire length and <br />width, it is subject to the setback requirements. <br />2.Existing house setback to street = 22.1' <br />Proposed deck to street setback = 17' <br />Proposed gazebo to street setback = 33' <br />3.Including the house, two garages, and the gazebo and deck <br />portions with railings exceeding 6' above grade, proposed <br />lot coverage is 15.35%, about 70 square feet over the 15% <br />lot coverage limitation. <br />Discussion - <br />The applicants have made a number of improvements to this <br />property over the last 5 years, including construction of a <br />detached storage garage and addition to the existing residence. <br />The current proposal is to construct a deck at the south end of <br />the house with a free standing gazebo locat^'d on top of the deck. <br />\
