Zoning Pile #1519 <br />April 13, 1990 <br />Page 2 of 3 <br />Road/Future Access Corridor - <br />The access location at Willow Drive appears to satisify the <br />separation distance of 150' from the intersection of County Road <br />6 and Willow Drive. The road will be designated as an outlot and <br />clarsified as a private road. The Engineer's report will ask for <br />Gxtiension outlets to County Road 6 and to the south^ lot line <br />(review Exhibit I). Extension to the south will provide future <br />access to the potential subdivision of the southern property at <br />potential 2-3 lot division. The north extension corridor will <br />retain the City's option for a future loop road. Please review <br />Exhibit A-1, applicant asks for special consideration for a ful- <br />de-sac designed road to minimize impact of heavily trafficed <br />County Road 6 and preserve the aesthetics of lots that abut <br />County Road 6. <br />Septic - <br />Please review Exhibit H, Gaffron cautions^ that Lots 6 <br />through 9, Block 2 are questionable. He also cautions that Lots <br />7 and 10 may not have correct wetland designation. He confirms <br />that the lots along the west half of the property and the north <br />should find suitable area for on-site septic systems. <br />Wetlands/Drainaqe - <br />Review Exhibit C, Applicants' grading and drainage plans at <br />the time of preliminary subdivision must show how they plan to <br />control drainageways coming from west and north and impact on <br />potential residential and septic development. Drainageways <br />should be realigned along shared lot lines. City Engineer will <br />determine required width of drainage easements. Dickey Lake is <br />designated at the 985.5' elevation. There is a Peaty muck (PA) <br />wetland area that surrounds Dickey Lake and must be designated as <br />a drainage easement. Dickey Lake should be designated on the <br />final plat as an open water lake area. It would be helpful for <br />the applicant if a City representative upon a site inspection <br />designated the extent of the wetland areas that surround the <br />lakebed. <br />Planning Commission members may have other concerns <br />issues that they would liJce the applicants to address in the <br />formal subdivision application. <br />Directives to Applicants in Preparing for Prellisinary Subdivision <br />1.All lots must be confirmed as maintaining the 2 acre dry <br />^IS^\dth'af tL^SO'^'front y??d <br />setback line.
