This proposal results in three lots of <br />4.3, 4.4, and 6.0 acres respectively. They would be served by a <br />50' private driveway outlet that connects to the Reiersgord <br />property to the east and to the Asao property on the northwest. <br />Each lot would meet the lot width standard as measured at <br />the 50' setback from the road outlet. Lots 2 and 3 would require <br />a lot area variance. <br />The applicants request that they not be required to pave any <br />portion of the road/driveway within the outlet. They propose to <br />construct an 18' wide gravel driveway to the turn-around area <br />(see Sheet 2 of the large scale site plan) and a 14' wide gravel <br />driveway to Lots 2 and 3. <br />Alternatives - <br />Please review the applicants' memo. They have considered <br />two alternatives to the proposal. Their Exhibit A indicates a <br />two lot plat excluding the northernmost parcel from the <br />subdivision, wherein each lot would contain 5 acres, being served <br />by a 50' private driveway outlet. Under this scheme, they would <br />not be required to pave, and this would be considered as merely a <br />shared driveway. Such a proposal does not resolve any of the <br />concerns with surrounding properties and would likely make it <br />harder in the future for those access problems to be resolved <br />either by the City or by the affected property owners. <br />r_ C •:
